Preparing for a Real Estate Consulting Conversation: Goals, Questions and Next Steps
Make your first real estate consulting discussion more useful by organising your goals, known information, priorities, and questions.
A real estate consulting conversation is more useful when it starts with a specific question. You may be comparing property options, exploring a development idea, or deciding what support an existing asset needs.
Instead of expecting every decision to be settled in one meeting, use the first conversation to explain the situation, identify missing information, and define the advice or coordination you need.
Write a short statement of your goal
Describe what you are trying to achieve in two or three sentences. Mention the location, the type of property or project, and the decision you are currently facing. If several goals compete with one another, explain their order of importance.
For example, an owner might want help defining a renovation brief before approaching a construction team. Another client may need to clarify property search requirements before arranging inspections.
Separate what you know from what you assume
Prepare a list of information already available to you. This may include your requirements, photographs, existing plans, or the current stage of a project. Note any estimates and questions that still need confirmation.
Clear labelling helps avoid treating an early idea as a settled project fact. Ask which information needs further investigation and whether a separate specialist should be involved.
Explain your priorities and constraints
Describe your working timeframe, the resources you want considered, and practical requirements such as remote participation or business operations that need to continue. These details help define the conversation.
Be open about trade-offs you want to discuss. You may value a particular location, a phased approach, or a certain type of management support. The team needs to understand which priorities matter most to you.
Prepare questions about the proposed service
Ask what the consultation is intended to cover and what deliverables are proposed. Discuss responsibilities, service fees, communication, and the information you will need to provide. Do not assume every activity mentioned in a discussion is included in one engagement.
Write down the decisions you want help organising. A focused question is easier to address than a broad request to โadvise on everything.โ
Leave with a clear next action
Summarise the discussion and identify which questions remain open. Confirm what further information is needed, who will provide it, and whether a defined scope should be prepared for the next stage.
