How to Prepare a Property Enquiry That Gets Useful Answers
A practical guide to describing your location, property type, budget, timing, and viewing needs before contacting a real estate firm.
A useful property enquiry starts with a clear picture of what you need. Whether you are looking for land, a home, or a commercial space, a few specific details help a real estate team understand your request and respond with relevant next steps.
You do not need to have every decision settled before getting in touch. Explain what you know, mark what is flexible, and list the questions you still need help answering.
1. Describe the purpose of the property
Begin with how you intend to use the space. Are you searching for a home to live in, premises for a business, or land for a future building project? Intended use helps the team understand the type of information to gather.
Be specific where possible. โA three-bedroom home with parking for a familyโ gives a clearer starting point than โa good property.โ For commercial enquiries, explain the activity you expect to carry out and any access or space requirements.
2. Set out your preferred location and alternatives
Name the city and neighbourhoods you are considering. Include practical needs such as travel time to work, access for deliveries, or proximity to family. If you are open to nearby areas, say so.
Separate essential requirements from preferences. This prevents the search from becoming too narrow while keeping your priorities clear.
3. Share a working budget and timing
State the price range you want the team to use for the initial search. Explain whether this range relates to the property price alone or the overall amount you have set aside for the process. Ask for a clear explanation of any proposed service charges before agreeing to them.
Also describe your timing. You may be exploring options, ready to arrange inspections, or planning a move several months ahead. A realistic timeframe helps the team suggest the right next action.
4. Prepare a short viewing checklist
Write down what you want to understand during an inspection. This can include room layout, access, visible condition, services, and whether the space fits your intended use. For land, explain any site-access or project-planning questions you would like to discuss.
Ask the team to confirm availability, the inspection arrangements, and any inspection fee before you travel. An enquiry or viewing does not replace the checks needed for a particular transaction.
5. Keep your first message focused
Use one clear message rather than sending scattered information across several conversations. Include a contact method and a convenient time for a response. Avoid putting private identity documents or payment information into a general enquiry.
